There are many mysterious wealthy tycoons standing behind it.

After Vanke Cloud entered the property service robot track, Country Garden Services has gained another rival.

A few days ago, robot operator AIROBO signed a cooperation agreement with Heshang Technology Co., Ltd., a subsidiary of Hopson Development.

According to the agreement, the two sides will jointly promote the construction of the "Hesheng Property" robot operation platform, and promote the access and operation of robots around community and property service scenarios.

As early as mid-August this year, senior executives of AIROBO and Hesheng Property, Kangjing Property, and Hopson Commercial Property under Hopson Development had in-depth exchanges, and will promote the application of robots in scenarios such as property services and commercial retail.

Now, the two sides have officially reached a cooperation.

In fact, Hopson's property companies are not the first real estate enterprise that AIROBO has cooperated with. Since its establishment in November 2025, AIROBO has reached cooperation with about 20 property companies including Greentown, Kaisa, Longfor, Evergrande, Agile, Junfa and others.

What is the origin of AIROBO, which is making a strong layout of property robots?

01. The "Mobike-style" robot is back

The actual controller behind AIROBO is Xian Yue, an investor of Mobike and the operator of Mobike's shared car business.

Let's go back to 2017.

At that time, it was the fourth year of the boom of Chinese domestic new energy vehicle makers. In just four years, more than 60 new car-making forces were established in China, including "NIO, Li Auto, Xpeng", Aiways, Byton, Youxia Motors, etc., including Xinte Auto.

Relying on the new energy industry chain of Gui'an New Area, in September 2017, Xian Yue joined hands with the state-owned assets of Gui'an New Area to found Xinte Auto.

Tianyancha shows that when Xinte Auto was established, Gui'an Industrial Investment held 81.63% of the shares. From July 2018 to August 2020, Xian Yue served as the company's director and general manager.

Previously, the charging pile company "Dianzhuang" founded by Xian Yue obtained tens of millions of yuan of Series A financing from Jia Yueting of LeTV at that time, and was an important part of LeTV's "SEE Plan".

The founding of Xinte Auto may be inseparable from the connection with Dianzhuang and LeTV. After all, LeTV Super Car, whose bubble had not burst at that time, had a unique momentum and scale in China, occupying a leading position in the industry.

Meanwhile, in May 2016, the Dianzhuang Super Charging Station settled in Gui'an New Area. At the strategic cooperation ceremony, many executives of LeTV and LeTV Super Car attended the event. Gui'an New Area is the birthplace of Xinte Auto.

But different from other new car-making forces, Xinte Auto, which did not have a new energy production license, took another path - first reached a cooperation with FAW Car, then took shares in Mobike, and entered the shared car field by means of OEM production, that is, the car time-sharing rental market.

In 2018, Xinte Auto launched its first mass-produced car DEV1, with a full series of prices within 100,000 yuan, and launched the DEV1 Mobike exclusive customized version.

Mobike shared cars were born.

According to Xian Yue's vision, the development direction of Xinte Auto is: Xinte designs, FAW manufactures, Mobike operates, and Dianzhuang provides charging services. Thus, a complete business closed loop is formed.

The ideal is full, but the reality is cruel: at the end of 2017, LeTV fell into an operating crisis, in 2018, the shared bicycle bubble burst, Mobike was sold to Meituan, and shared car platforms such as EZZY, Tuge, and GoFun Travel left the market one after another.

Xian Yue's Xinte Auto and Mobike shared cars persisted for more than 2 years at first, including obtaining hundreds of millions of dollars in Series A financing from Hongjia Assets and CDH Investments in May 2018, and Series B financing from Chongqing Changshou Industrial Investment Fund a year later.

At the same time, in 2019, Xinte Auto founded Xindian Travel to enter the online car-hailing track. As a result, in 2021, Xinte Auto was applied for bankruptcy proceedings. As the founder of the company, Xian Yue also disappeared from the public view.

After many years, now, Xian Yue is back with the "Mobike-style" property robots.

02. Strongly break into the property sector

In September 2025, an event called "2025 Asia Artificial Intelligence and Digital Asset Summit Forum" was held in Kuala Lumpur on the coast of the South China Sea.

The event was co-hosted by three companies: AJENDLESS, PEGH (Hongyuan Group), and Advantage Capital.

PEGH was founded in 2013, and its founder is Chou Zhengyi, a Malaysian. His experience is very legendary.

"Huashang Taolue" once reported his growth experience in detail: his family declined in his childhood, he started working at the age of 14, dropped out of school to start a business at 18, drove a Porsche at 21, went to Beijing as a migrant after going bankrupt at 23, and returned to Malaysia to start a business again after working at the grassroots level for many years.

In the early stage, PEGH provided liaison services for Chinese enterprises in Malaysia, then cut into the financial field, and undertook securities business such as roadshows and IPO preparation for some Chinese listed companies.

Advantage Capital was founded by Wu Kezhong, who has a background in Wall Street venture capital and private equity investment. Wu is also the chairman of Shanghai Finance Control.

The official website of Advantage Capital shows that the company's main business is equity investment and industrial investment, with a fund management scale of 120 billion yuan, and a total of 184 invested projects, such as Montage Technology, NVC Lighting, Anta, Peak, Focus Media, and Skshu Paint.

AJENDLESS was founded by Xian Yue, positioned as an AI and digital asset platform. At present, it is specifically divided into two platforms: enterprise agent QIAI and robot operator AIROBO.

Among them, AJENDLESS first released QIAI in Hong Kong in July 2025, mainly for medium and large enterprises and government units. By February this year, AIROBO was unveiled in Kuala Lumpur, strongly breaking into the property management track.

In less than a month, AIROBO first reached a cooperation with Target Media, a subsidiary of Focus Media, then advanced triumphantly, and reached cooperation with about 20 property companies such as Zhongan Property, Greentown Services, Hehong Services, Kaisa, Longfor, Junfa, Jianye Properties, Evergrande, and Agile.

This time, AIROBO has won the Hopson's property companies.

There are two interesting details in these cooperations: First, Xian Yue almost participated in the communication and signing activities in the Chinese mainland online, but appeared in overseas activities. Second, what AIROBO mainly recommends to developers is the unified operation platform for property robots, but the operation platform is in the stage of single project verification.

That means, AIROBO is still in the PPT stage at present.

AIROBO is not a robot complete machine design and manufacturing company, it is more like a "middleman", which mainly provides standardized deployment and operation for property service application scenarios such as distribution, cleaning, inspection, and security.

According to AIROBO, the company has reached cooperation with more than 50 leading robot companies such as Unitree, Pudu, Zhiyuan, JiuShi, Gaussian, and Youdi.

For AIROBO's strategic positioning, Xian Yue once said bluntly, "Just like the emergence of shared mobility after automobile manufacturing and the emergence of professional charging operation platforms after charging pile manufacturing, when different types of robots enter the real space, an operation platform independent of the ontology manufacturers is also needed."

AIROBO's strong entry into the property track is naturally inseparable from the support of capital - Advantage Capital.

03. Competing for business with the boss of Country Garden

Compared with signing cooperation with property companies, AIROBO's actions at the level of capital operation are more noteworthy. Because in addition to Wu Kezhong from Advantage Capital, there is another mysterious wealthy businessman behind it.

On August 12, Hong Kong listed company Hongyi Culture Group suddenly released an inside information that the company has established a joint venture AIROBO (HK) LIMITED with AIROBO in Hong Kong to enter the robot platform operation business.

Among them, Hongyi Culture Group and AIROBO hold 70% and 30% of the shares of the company respectively.

In February 2022, Yicai once reported that Yuan Haibo, the then CEO of Hongyi Culture Group before its name change, lost contact, and now he reappears in the public view.

Tianyancha shows that in February 2026, when AIROBO was publicly unveiled in Kuala Lumpur, the joint venture between the two sides was established in Hong Kong simultaneously. By the beginning of June this year, a wholly-owned subsidiary Ainuobo (Chengdu) Technology Co., Ltd. was established in the Chinese mainland.

Among them, Yuan Haibo serves as the director of the mainland subsidiary.

A week later, Hongyi Culture Group proposed a name change to rename the company AIROBO Platform Group Co., Ltd. The reason is: AI has been widely applied in the digital operation service field of the company's medical industry, and has further expanded to the robot platform operation business.

The 2026 interim financial report shows that in the first half of the year, Hongyi Culture Group achieved revenue of 220 million Hong Kong dollars, gross profit of 77 million Hong Kong dollars, and net profit loss of 4.994 million Hong Kong dollars. All the revenue came from digital operation services.

AIROBO is signing cooperation with property companies and robot companies at both ends to compete for business with the boss of Country Garden; on the other hand, it is also paving the way for capital.

But different from AIROBO, as the leading company in the current property robot track, Country Garden Services, the boss of Country Garden itself is a capital player.

Moreover, Country Garden Services follows the path of independent R&D, project verification and deployment, and has now realized large-scale delivery and started external commercial exploration.

As early as 2021, in addition to Bothenstein (construction robots) and Qianxi (catering robots), Country Garden Services established a new operation platform Meifang Zhigao Robot to enter the property robot track, covering three scenarios of cleaning, distribution and inspection.

In March 2022, Meifang Zhigao Robot released the R40 series of building cleaning robots, and in 2023, it focused on developing the "Zero" cleaning robot, and spent 9 months on normal use and operation and maintenance in 7 communities.

After that, Country Garden Services quickly promoted the application of property robots in project scenarios.

In October 2025, Country Garden Services quietly held a small press conference at a real estate marketing center in Guangzhou, promoting its self-developed cleaning robot "Zero Resident", and said that it has achieved large-scale application and entered the mass production stage, with the output expected to exceed 10,000 units in 2026.

As a result, Country Garden Services' robots have gradually turned to explore commercial implementation, including reaching cooperation with Anhui Keda Nengtong, Mengniu Group, and Sichuan Zhongshun Jierou, etc. At the same time, it has also frequently appeared in major exhibitions to promote its own robot products.

In 2025, Country Garden Services has delivered 1053 cleaning robots, covering more than 200 projects and 2500 buildings.

At the mid-term performance meeting this year, the management of Country Garden Services revealed to the outside world that it plans to mass produce 5000-8000 units in the second half of the year, of which about half will be used in the own communities of Country Garden Services, and the other half is expected to be sold to peers. At the same time, it will actively apply for overseas export licenses and plan to sell products overseas.

Also in March and July this year, Country Garden Services established two subsidiaries, Shenzhen Zero Resident Robot and Foshan Xingxing Robot. The former's business scope mainly includes technical services and technical consultation, while the latter is engaged in the manufacturing and sales of service consumer robots.

As a leading player in the property robot sector, Country Garden Services is obviously difficult for AIROBO to take away its market share.
