On September 1, SHEIN, the leading enterprise in the global fashion industry, officially listed on the Main Board of The Stock Exchange of Hong Kong, becoming the largest fashion brand IPO on the Hong Kong stock market in 2026. When the news came, I was in an office building in Wanbo. Someone in my WeChat Moments shared the video of the listing bell-ringing, and I suddenly remembered more than ten years ago — this area was once called a "backwater patch", who would have believed that a towering tree visible to the whole world could grow out of here?

It just so happened that two days earlier, a friend who runs a startup came to Guangzhou on a business trip, and asked me over dinner: What on earth does Panyu have that is really remarkable? I did not rush to quote statistics, but asked him back: When your company was just starting out, what did you want most? He thought for a while and said, an affordable office space, plus a reliable "neighbor" nearby.

I said, what a coincidence, that is exactly what we are doing. The next day, I took him to visit two "parks" — the Changlong Wanbo Business District and Guangzhou University Town Science Park. We have built and operated these two parks for nearly 18 years.

How long is 18 years? Long enough for an enterprise to grow from a tiny office space to a listed company, letting its initial dream take root, blossom and bear fruit.

Let's start with Wanbo. More than ten years ago when we first entered the site, many people still called this area a "backwater patch". No one could have imagined that more than a decade later, it would become an industrial highland covering an area of 7.2 square kilometers, with more than 30,000 market entities, and written into Guangzhou's blueprint of "world-class landmark business district".

How did this change happen? In the final analysis, it comes from building office buildings one by one, and attracting enterprises one by one. The statistics are straightforward: the total annual turnover in 2025 was nearly 500 billion yuan, with a growth rate of over 15%; the passenger flow of the business district in 2025 reached 145 million person-times, with an average daily passenger flow of nearly 400,000 person-times (peak value exceeding 800,000 person-times). The visit rate of young customer groups ranks first among all business districts in China, while the visit rate of non-local customer groups, the annual average daily passenger flow growth rate of concentrated commercial facilities, and the growth rate of introduced first stores rank 3rd, 9th and 11th respectively across the country. Standing in Wanbo in the evening, watching the lights of office buildings turn on one by one — the young heartbeat of this city is hidden in that stretch of lights.

On the day SHEIN went public, it was not so much a highlight moment for the enterprise, as a milestone that the city and the enterprise crossed together. After visiting Wanbo, we took a few subway stops and arrived at the University Town. 12 universities, more than 250,000 teachers and students, 73 academicians, and 53 national-level scientific research platforms — this place gathers some of the smartest "minds" in the Greater Bay Area.

In the past, there was a wall between the smartest minds and the industry: papers were written on paper, and could not be implemented in workshops. In recent years, this wall has been torn down little by little. In April 2025, the Land-Air Integrated Intelligent Travel Sub-center of the National University Regional Technology Transfer and Transformation Center (Greater Bay Area) settled down at Chuangxin Park of University Town Science Park; in October of the same year, Guangzhou's first low-altitude flight camp opened at Qingchuanghui, with a first phase area of over 30,000 square meters, releasing 118 application scenarios and two demonstration routes.

(1) From One Workstation to Global Unicorn — The AI Long March of Tungee Technology

In 2016, several "tech enthusiasts" with computer science backgrounds saw the development opportunities of big data and artificial intelligence, and founded Tungee Technology on Xiaoguwei Island. At the beginning of the startup, they only had one ordinary workstation and several computers. Starting from this small workstation, Tungee has been running hard for ten years and grown into the leader of China's intelligent sales SaaS track — it has been selected into the Guangzhou Unicorn Innovation Enterprise List for many consecutive years, and successively listed on the Hurun Global Unicorn Index, with its positioning upgraded to "large model intelligent body platform for digital productivity", serving more than 50,000 enterprises.

I often tell my team: The most memorable story of Tungee is not how much financing it has raised or how high its valuation is, but the young people with ideals at that workstation in the early days. At that time, they might not have imagined that they were doing something that could change the ToB sales industry. What we can do is to make sure that the power at that workstation is always on, the network speed is fast enough, and the meals in the canteen downstairs are always warm, so that the original ideal will not cool down.

(2) From a "Flying Car" to a New Track — The Low-altitude Development Diary of XPeng Aeroht

If Tungee represents the upward breakthrough of the AI track at the software level, then XPeng Aeroht represents hardware innovation, heading for new possibilities in the broad sky. In November 2021, XPeng Aeroht located its R&D center in Guangzhou University Town; in April 2024, the People's Government of Panyu District and XPeng Aeroht jointly built the University Town Island into the world's first low-altitude economy application demonstration island. From the first drawing to the first test flight site, it has gradually grown into the largest flying car enterprise in Asia, and all important stages of the enterprise's growth have taken place on this land of Panyu.

In October 2025, the world's first comprehensive low-altitude flight camp was rooted in Qingchuanghui, Guangzhou University Town, and more application scenarios are being implemented — low-altitude travel is moving from PPT to daily life. Making flying cars is a business that requires slow company and long-term growth. Together with XPeng Aeroht, we turn the papers of doctors into prototypes on the test track, and then turn the prototypes into products that customers can drive home. This road is very long, but every step has its own value.

The stories of enterprises are often more touching than statistics. In 2013, several sophomore students developed the "Part-time Cat" platform in a small office in the University Town, and founded Jiuwei Technology, which has now been upgraded to Luyong Technology Group, an AI-driven gig economy service group that has provided human resources services for more than 2.1 million enterprises and over 101 million users. What supports all this is Guangzhou University Town Science Park with a total investment of about 73.3 billion yuan, integrating "six parks and two bases" and having a construction area of more than 900,000 square meters — it has incubated more than 2100 enterprises in total. I often tell people: The big trees you see today were nothing more than a workstation, several computers, and an unwilling ordinary idea in the early days. What we can do is to take good care of that workstation, and never let the ideal cool down.

It takes time for the seeds of dream to sprout, grow leaves and bear fruit; and what we have the most is time.
