Today, let's focus on three plots with good locations.
The most centrally located project for the renovation of dangerous buildings west of Qinian Street is located in Tiantan Sub - district, Dongcheng District, adjacent to the East Dajie of Zhushikou. According to the plan, the use of the plot is F1 residential - mixed public building land, with a land area of 2.27 hectares and a above - ground building area of 25,000 square meters. It is divided into 6 small plots, among which 4 are for residential use.

The location and supporting facilities of the plot are very good. It is adjacent to Qiaowan Station of Line 7, and also next to the Qianmen Historical and Cultural Block in the north, with a straight - line distance of about 1 kilometer from Tiananmen Square. The Temple of Heaven Park is on the south side. There are rich living facilities nearby. It is close to many Class - III Grade - A hospitals such as Xiehe, Tongren, and Youyi. There are also several commercial areas such as Chongwenmen Business District, Qianmen Business District, and Wangfujing Business District within a 2 - kilometer radius.

In recent years, the land supply in the core area of the inner city, especially for residential use, has been very scarce. Only one plot in Jinyuchi was auctioned in July last year.
It was acquired by Hebei Xinjie through a lottery at the maximum price, with a transaction price of 337.5 million yuan and a premium rate of 25%. However, this plot is very small, with a residential building area of only about 1,700 square meters. Except for the project getting approval in July this year, there has been no more progress so far.
Among the 2 plots proposed to be auctioned in Chaoyang District, both are beside the East Third Ring Road. The one with a better location is the reconstruction project of the old urban area in Yong'anli, located west of the Guomao Bridge on the East Third Ring Road and south of Chang'an Avenue, which is definitely in the core area of the CBD, a truly prime location.

This plot is also F1 residential - mixed public building land, with a land area of 3.47 hectares and an above - ground building area of 160,800 square meters. The plot is only about 100 meters away from Yong'anli Station, and Jianguomenwai Avenue is on the north side, with a distance of no more than 1 kilometer from the East Second Ring Road and the East Third Ring Road. There are several shopping centers such as China World Mall, Guiyou Department Store, and Cetit + within a 500 - meter radius. Supporting facilities such as Ritan Park, the Capital Institute of Pediatrics, and the junior high school department of Ritan Middle School are also distributed around. There has been no new housing project in the CBD for many years. Most of the buildings around the plot are old communities and apartments. The second - hand price of the General Times International Apartment on the south side is about 77,000 yuan per square meter.

The plot is outside the East Third Ring Road and inside the East Fourth Ring Road. It is adjacent to Songyu North Road on the north side. About 100 meters to the east is Xidawang Road and Beigongda Ximen Station of Line 14. There are supporting facilities such as Beijing Chaoyang Hopson One Mall, Yansha Outlets, Chuiyangliu Hospital, the Capital Library, the Chuiyangliu Branch of Huiwen Middle School, and Happy Valley nearby, creating a strong living atmosphere.
In the Beigongda area around the plot, the second - hand housing price is about 45,000 yuan per square meter, mainly consisting of old and shabby buildings. In the Dawang Road area on the north side where relatively new houses are concentrated, the second - hand housing price is about 70,000 yuan per square meter. The housing prices of Shouchuang International and Pearl River Emperor View, which have better housing sources on the north side of the plot, are around 90,000 yuan per square meter.
