A batch of shopping malls are undergoing significant adjustments and renovations! They are in Beijing, Shanghai and Tianjin.

Scene renewal, brand iteration, and even heavy renovation are all ways to update the existing commercial entities.

In response to the intense market competition, the current adjustments and renovations of shopping centers have gradually shifted from the fixed rule of "minor adjustments every three years and major ones every five years" to a regular operation throughout the entire project lifecycle. Scene updates, brand iterations, and even major renovations are all methods to update the existing commercial properties.

Shanghai Plaza 66

- Opening a new space on the third floor, and the construction of the third-phase expansion has started

Shanghai Plaza 66 has opened a new space on the third floor. By adding a new branch line that connects the main active line and the atrium area (shown as the blue block in the following figure), and planning more than ten brand merchants on both sides of the new active line (shown as the red block in the following figure).‍‍‍‍‍‍‍‍‍‍

 After the adjustment, the number of cooperative brands has increased, the business format composition is more diverse, including clothing, accessories, jewelry, fragrances, catering and many other business formats, and the atmosphere of an exquisite lifestyle is more obvious. 

In the first half of this year, the American trendy designer brand alexanderwang and the famous Japanese designer brand Sacai were the first to open on the third floor; in August, Qeelin, Valextra, Penhaligon's and many other high-end fashion and lifestyle brands in the venue have successively completed the store relocation and upgrade to the third floor; NIPPON MADE BY ONITSUKA TIGER, the first store in the mainland of China, the designer brand Isabel Marant, HORIGUCHI COFFEE, the堀口 coffee, and the beverage brand PMG have also opened one after another on the third floor. 

In addition to the business format changes in the original space, in order to cooperate with the promotion of the construction and upgrade of the "100-billion-yuan business district" on Nanjing West Road in Jing'an District, the third-phase expansion project of Shanghai Plaza 66 has also started. Henderson Land Development stated in its financial report that the expansion project is expected to be completed in 2026

The commercial construction area of this expansion is about 3,080 square meters, with the three-story podium on the ground mainly for commercial catering functions, and the first basement is connected to the existing shopping mall. In addition, the northeastern side of the site and the interface along Nanyang Road will provide the public with a 24-hour open public space of 3,850 square meters, which is planned to be built into a natural landscape leisure venue integrating elements such as culture, sports, and art. 

Beijing Shuang'an Mall

- Embarking on the largest-scale adjustment in 30 years

Winshang recently learned that Beijing Shuang'an Mall has fully launched the non-closure store renovation and upgrade. It is expected that the new facade will be unveiled by the end of the year, and the brand upgrade and renovation of the 3rd to 5th floors inside the mall will be completed before the Spring Festival next year. During the visit, Winshang saw that the project has set up a gray facade enclosure and is under intense construction.

Beijing Shuang'an Mall was established on August 18, 1994, located on the bank of the North Third Ring Road in Haidian District, Beijing. In the 1990s, it was transformed from the factory of the Second Beijing Watch Factory. At the beginning of its opening, it filled the gap of high-end fine department stores in the Zhongguancun area of Haidian District and was the first fine department store in the northwest of Beijing. 

Facing the iterative consumer demand, Shuang'an Mall focuses on the innovation of the spatial scene, business format structure, and category brand layout, and will gradually complete the label transformation from "exquisite department store" to "quality lifestyle experience venue". 

The facade is made more bright and fashionable by using a large area of glass curtain wall on the basis of maintaining the original "box" shape, and it is better integrated with the surrounding environment. The glass curtain wall will effectively use natural light to make the facade show a transparent and flowing aesthetic feeling during the day.

The mall will re-renovate the indoor space layout, continuously deepen the indoor soft decoration and beauty display plan, combine with the actual renovation, and synchronize with the on-site decoration; promote the adjustment of the category layout on each floor, introduce more service retail of lifestyle; combine with the commercial decoration adjustment, increase the proportion of different industry functional projects such as catering, services, fitness, and experience, and create a new member center, an innovative market, a community activity center and other social gathering places. 

Among the newly introduced brands in this stage, the American high-end skin care brand Erno Laszlo, the Japanese izakaya Daijinbird, and the fine clothing brands Lottusse, 23ku, portspure are all the first stores in Haidian District; Tongrentang Zhima Health, and the fine women's clothing brands laurel and Marc O`polo are the first stores in the Zhongguancun business district; and the independent baking brand Shanshi Bakery is also about to meet consumers. 

General Manager Hu Qinian of Shuang'an Mall said, "Shuang'an Mall will contribute a corresponding proportion of the area in the mall to the presentation of catering and lifestyle brands, including beauty salons, fitness, coffee, etc., to make the space content of the renovated Shuang'an Mall more plump and substantial." 

Shuang'an Mall will adopt "construction floor by floor, in stages and in areas". During the non-closure adjustment period, Shuang'an Mall is organizing the "SALE Season" clearance sale event, and will subsequently launch a series of activities such as the VIP Customer Appreciation Day. 

Yang Haifang, Deputy Director of the Haidian District Bureau of Commerce, said: "Haidian implements a policy for each business district, encouraging each business district to give full play to its own advantages to form characteristics. It is hoped that the upgraded and renovated Shuang'an Mall can enrich the commercial content of the Zhongguancun business district with a point-to-area approach, and in the future, it will link with more commercial entities to contribute to the prosperity of the overall business atmosphere in Haidian District." 

Shanghai Women's Products Store

- Renovated and reopened before the end of October

The renovation and update of Shanghai Women's Products Store is a self-breakthrough attempt based on the inheritance of the time-honored brand and the new consumption trend. 

Under the guidance of the historical preservation experts, the renovation work takes the 1930s as the anchor point to restore the ArtDeco decorative art style to the greatest extent; and the store's iconic sign "Shanghai Women's Products Store", the large outdoor light box on the roof of the century-old building Peiwen Apartment, has been renovated and looks brand new.

According to General Manager Li Qing, from the end of September to mid-October, the passenger flow during the debugging period has increased more than twice compared to last year, and the sales volume has shown a double-digit growth year-on-year. 

After the renovation, Shanghai Women's Products Store focuses on the female community brand "LADY Huaihai", and it is expected to fully open before the end of October. The building restores the beauty of the 1930s, and the business format no longer continues the traditional department store. 

Currently, there are 7 first stores settled in, covering multiple categories such as exhibition salons, sports and outdoor, fragrances, women's clothing, home furnishing, and coffee. Including 「One One」Co-hosted Salon, the fine fusion concept space OK², the Italian home furnishing brand SELETTI (the first brand flagship store in the Asia-Pacific region), the Spanish fashion brand Desigual (the first global concept flagship store), the American outdoor brand Gramicci (the first store in China), the fragrance brand tiny wave, and Geographer, covering multiple business formats such as trendy retail concept stores, custom fragrance stores, salon-themed art spaces, light luxury coffee and other catering and social spaces. 

Sasseur (Kunming) Outlets

- New adjustments involving more than 160 brands

In April this year, Sasseur (Kunming) Outlets launched the project adjustment and renovation plan of "Hundred Brands, Hundred Days of Major Adjustments". This is a full-dimensional upgrade and adjustment of the project based on consumption trends, rejuvenating the project from aspects such as brand combination, brand level, shopping environment, customer service, and member rights.

The upgrade of the brand lineup and the strengthening of the sports business format are also one of the highlights of this adjustment. According to statistics, the hundred-day adjustment of Sasseur (Kunming) Outlets in 2024 involves more than 160 brands, with more than 20 new brands introduced, and more than 100 original brands have been upgraded. There are numerous latest image stores of national outlets, the latest flagship stores of Yunnan outlets, and the latest unique image stores of Yunnan outlets. 

This adjustment has significantly strengthened the sports business format. International and domestic sports brands have basically expanded their stores and upgraded their images. Among the international sports brands, such as FILA, New Balance, Skechers, and Kelme, have been upgraded to the latest image stores of Yunnan outlets, and the ASICS brand direct store has been introduced; domestic sports brands such as Anta, Xtep, 361°, and Jordan have all landed the latest image stores in Sasseur (Kunming) Outlets. 

Tianjin Heping Impression City

- The "Dimensional Administration Bureau" block debuts

During the National Day holiday, Tianjin Heping Impression City newly launched "Dimensional Administration Bureau", the first "super-concentration"二次元-themed block in Tianjin, which is transformed and upgraded from Area A of Heping Impression City, gathering well-known brands such as Modeltoys Bear, Bandai Official Capsule Toy Specialty Store, MAGIC WOW, the first stores in North China, and dozens of二次元 brands such as GOODSLOVE, Kurotaniya, Manku, and Capybara Monster

In addition to the brand combination, the mall has specially opened the "Dimensional Bus - Grain Eating Special Train". Since the Golden Week on October 1st, this bus provides free and direct services to the "Dimensional Administration Bureau" every Friday, weekend, and holiday; and holds popular IP activities such as the North China First Exhibition of "Jujutsu Kaisen - North China Limited Pop-up Store" and the "The Painting Journey of Time and Space - Anniversary Special Event". 

CapitaLand Hongkou Commercial Center, Shanghai

- The B2 floor transforms into a Nanyang-style food street

On September 28th, the Star Gourmet catering space on the B2 floor of CapitaLand Hongkou Commercial Center was renovated and unveiled. It is upgraded and transformed from the original Carrefour area through AEI. CapitaLand, leveraging its strength as a Singaporean enterprise and its in-depth understanding of Southeast Asian culture, has created a "Nanyang" -themed scene and selected Southeast Asian cuisine. The over 6,000㎡ street area covers six theme areas and nearly 40 brands, of which more than 60% are the first stores in the region
