Guangzhou has consecutively listed three residential land parcels in Liwan and Nansha Districts, with a total starting price of 4.496 billion yuan.
On September 29, Guangzhou put three residential plots up for listing, which are respectively located in the Dongsha Area of Liwan District and Hengli Island of Nansha District. Among them, the starting floor price of the Dongsha plot in Liwan is about 25,300 yuan per square meter.
The plots LW0703015-CZTB and LW0703021-CZTB in the Dongsha Area of Liwan were officially listed on the morning of the same day, with a transfer area of about 18187.89 square meters, a total floor area for plot ratio calculation of about 51610 square meters, a plot ratio of 3.2, and a listed starting price of about 1.305 billion yuan.
The Nansha plots 2026NJY-9 and 2026NJY-10 were listed at the same time. The 2026NJY-9 plot covers an area of 66144 square meters, with a total floor area of about 205,000 square meters, a plot ratio of 3.1, a listed starting price of about 2.465 billion yuan, and a starting floor price of about 12,000 yuan per square meter.
The 2026NJY-10 plot is described in the announcement as being located on the north side of Hengli Middle Road, covering an area of 19521 square meters, with a total floor area of 60515 square meters, a plot ratio of 3.1, a listed starting price of 726 million yuan, and a starting floor price of about 12,000 yuan per square meter.
This listing marks the re-offering of residential land on Hengli Island after an interval of more than half a year, following Nansha Ka Construction's acquisition of the Hengli TOD plot.
The Dongsha plot in Liwan is adjacent to the Health Port Galaxy Cocopark commercial complex, about 600 meters away from Dongsha Station of Metro Line 10. The school plot next to the target plot has been adjusted from a 24-class primary school to a 45-class primary and secondary school, which was officially announced as Kang Youwei Memorial Primary School in 2024.
