The way the Bund is viewed is quite fixed: people look towards the river and marvel at the towering skyline of Shanghai; turn around, and they sigh at the building complexes left over from modern history.

But if you turn a corner from these familiar landmarks, Huangpu will reveal another set of operating industrial structures.

Turn left from the Bund buildings on Zhongshan East 1st Road, walk through the alleys, and step into Jiujiang Road, there is a building marked "Bund FTC" on its house number plate. It is not only a FinTech Community, a fintech ecological community, but also a Fun Trend Creator, a gathering area for high-quality internet content creation. The side of the building along the street has maintained the usual deep and solemn tone of the Bund for many years. But inside the access control, another kind of time is running.

The Bund FTC used to be affiliated to Shanghai Huasheng Chemical Industry, and it was a manufacturing building. Today, it gathers high-quality internet content entrepreneurs, engineers, product managers and investors. People discuss artificial intelligence, fintech and content creativity here.

As a result, the buildings in Huangpu belong to more than one era. The exterior retains historical features, while the interior undergoes industrial innovation.

Then continue west along Jiujiang Road, turn right after reaching South Xizang Road and head south all the way, passing through the old city area... until you enter Zhizaoju Road, where Huangpu will present another look.

Wuliangqiao Subdistrict.

The road names around the block, such as "Zhizaoju Road" and "Jumen Road", all point to the same origin — Jiangnan Machine Manufacturing General Bureau (Jiangnan Arsenal).

The two roads, one horizontal and one vertical, tell people that foreign guns, gunpowder and machines were once manufactured here.

Today, the former industrial hub has evolved into the core bearing area of the "Central Science and Innovation District" in Huangpu District —

Among cafes, vegetable markets, talent apartments and parks, there are "robot industry bases", "brain-computer interface innovation centers" and "life science ports".

During the lunch break, programmers in plaid shirts walk out of a building in Wuliangqiao Subdistrict, go to a convenience store to buy a bottle of water, and then walk back to the office. On the way, they pass a Shanghainese noodle shop full of tourists; a few steps further ahead is the community activity center of Wuliangqiao Subdistrict.

This means that science and innovation enterprises in Huangpu have access to the world's top mature community supporting facilities.

After the port opening, this was an industrial city-state composed of iron foundries and foreign gun buildings. Today, when you walk on Zhizaoju Road, the smell of iron and blood has long dissipated, but the road signs stand in place. As road names, they preserve the memory of national industry more durably than any building.

After the founding of the People's Republic of China, the Jiangnan Shipyard here continued the tradition of heavy industry, while the Shanghai Watch Factory and other enterprises around Gaolan Road made "Shanghai Manufacturing" enter the homes of ordinary people across the country. Wuliangqiao Subdistrict formed continuous worker villages that last to this day during this period. They remind visitors coming and going that Shanghai once shouldered the historical mission of "producing for the whole country, accumulating for the whole country, and transmitting industrial capabilities for the whole country".

After the reform and opening-up, the main production of Jiangnan Shipyard moved to Changxing Island, and the original factory area entered the Puxi World Expo Park; the freight and warehousing functions of Shiliupu faded away, and together with the No.8 Bridge, they turned to the creative industry, while the street factories and lilong factories in Tianzifang were gradually replaced by today's popular shops and restaurants.

Today, if you think that the industrial story of Huangpu has come to an end just because you see the factories moving out, that is the biggest misunderstanding of Shanghai's central urban area.

The industry in the past was measured by machines and factory buildings — gaining strength through centralized production.

Today's industry also needs to be measured by the distance between innovation elements — industries gain strength through the ecosystem: let scattered devices share data, let different enterprises find each other, and let capital, talents, technologies and application scenarios connect efficiently.

In the past, Nanshi Power Plant concentrated fuel, boilers, steam turbines and workers by the Huangpu River. Today, Huangpu's virtual power plant does not require fixed factory buildings.

The virtual power plant aggregates scattered resources such as shopping malls, office buildings, public buildings, energy storage facilities, charging equipment and air conditioning systems through a digital platform, and then conducts unified prediction and scheduling according to the power grid demand.

By the end of February 2026, more than 230 buildings in Huangpu have accepted real-time online energy consumption monitoring, with an annual monitored electricity consumption exceeding 1 billion kWh. Relevant plans propose to strive to form a 100 MW demand response capacity by 2030.

It is supported by a complete science and innovation industrial chain: sensors are responsible for collection, communication networks transmit data, algorithms predict building loads, software platforms issue scheduling instructions, energy enterprises and properties execute responses, market mechanisms calculate the value of each adjustment, and the government and power grid establish cooperation rules.

The chimney of the former Nanshi Power Plant still stands by the Huangpu River to this day, forming a group of cross-era landmarks together with the virtual power plant.

An industrial era belonging to centralized production, and a science and innovation era belonging to distributed collaboration.

The Bund Financial Agglomeration Belt, Sinan Road Science and Technology Entrepreneurship Incubation Base, Zhongganghui Life Science Port, Dingbo Building, Robot Industry Base and Virtual Power Plant... are jointly outlining another Huangpu.

Today, when a technology moves from the laboratory to the market, it has to go through R&D and design, financing and investment, testing and certification, production and promotion. It needs start-up capital as well as continuous investment; it needs engineers as well as technology managers, lawyers and accountants; it needs a decent office with convenient transportation, as well as real users who keep raising questions.

The absence of any one link may cause innovation to stop halfway.

An important trend of modern industrial upgrading is that these knowledge, technology, capital and rule-intensive links are constantly independent from the traditional production process, forming a specialized division of labor.

Huangpu's advantage lies in that the foundation for its development of science and innovation is not the width of space, but the density of connections.

In the whole year of 2025, the average floor price of land transaction in Huangpu District reached 117,286 yuan per square meter — every square meter of land in Huangpu has been given a very high pricing by capital — it gathers the most intensive financial, commercial, cultural and public service resources in Shanghai.

In 2025, the regional economic density reached 17.62 billion yuan per square kilometer.
