Mainland buyers snapped up HK$107.1 billion worth of properties in Hong Kong in the first half of the year, with 9,776 transactions hitting an all-time historical high.

In the first half of 2026, the transaction value of mainland homebuyers purchasing properties in Hong Kong exceeded HK$100 billion for the first time, hitting a record high.

According to statistics from the Hong Kong Economic Journal on July 28, in the first half of 2026, a total of 9,776 cases of homebuyers registered with Mandarin pinyin names were recorded for private residential properties across Hong Kong, with a total transaction value of HK$107.1 billion, hitting an all-time high. This marks the first time that the half-year transaction amount from mainland homebuyers has exceeded the HK$100 billion threshold.

Compared with the 7,830 cases in the second half of last year, the number of cases increased by 25%; the transaction value also set a new record. Calculated based on the number of transactions, the average per capita investment in the property market is approximately HK$10.97 million.

In the primary market, driven by developers' aggressive property launches, a total of 4,704 registrations from buyers using Mandarin pinyin names were recorded in the first half of the year, involving a transaction value of HK$61.45 billion, representing year-on-year increases of 25% and 22% respectively. The secondary market recorded 5,072 registrations, with a transaction value of HK$45.65 billion, up 24% and 31% year-on-year respectively, where the growth rate of the transaction value was more significant than that of the number of cases.

By district, the Kai Tak New Area is the most concentrated area for mainland homebuyers entering the market, with 1,161 registrations recorded in the first half of the year, involving approximately HK$17.5 billion in value, leading the entire Hong Kong in both transaction volume and total value. Taking The Cullinan·Ocean in Kai Tak as an example, 34 transactions have been recorded in the past 6 months, 16 of which were registered under Mandarin pinyin names, and 4 were mainland homebuyers registered with purely simplified Chinese characters. One buyer acquired two 4-bedroom units for approximately HK$130 million, at a unit price of HK$47,000 per square foot. The Ho Man Tin district recorded 299 registrations within the half-year, involving approximately HK$5.94 billion in total value, with an average transaction size of around HK$19.8 million.

In recent years, Hong Kong has imported a large number of specialized talents, successfully attracting nearly 280,000 cross-sector professionals from overseas to work and develop in the city. Coupled with the full withdrawal of all cooling measures in the property market, the continuous inflow of mainland capital has become a key driving force for the property market's recovery.
