The recent land auctions in Beijing are indeed extremely hot, with the records of total price and floor price being continuously refreshed.

Today, the highest premium rate record of land auctions since the start of this year has been refreshed again. The new record was not created by plots in the hot areas of Haidian or Chaoyang, but in Tongzhou.

This afternoon, at the on-site auction of Tuqiao Plot 6037 in Tongzhou District, after 187 rounds of bidding, Jinyu won the plot with 870 million yuan, with a premium rate of 27.19%, hitting a new high of land auction premium rate this year.

This plot is the FZX-0306-6037 R2 Class II residential land of the east and west Tuqiao plots in the first phase of the old city bungalow shantytown renovation project in Tongzhou District. It is located on the southeast side of Tuqiao Station of Subway Line 1 and Batong Line, which is a proper subway-adjacent property. To the east is the Sixth Ring High Line Park, to the south is Universal Studios, and all kinds of surrounding supporting facilities are very complete.

The plot has a land area of about 16,100 square meters, a construction scale of about 32,200 square meters, and a plot ratio of 2, with a low density.

Three developers including Jinyu, China Merchants, and Zhuochen Shengchuan participated in the on-site auction this afternoon. Jinyu has been developing in the Tuqiao area for many years, and its previous new property Huaxi Yunjin is nearby, which is almost completely sold out. China Merchants has also launched multiple projects in Tongzhou in recent years.

The recent on-site auctions in hot areas such as Guangqu Road and Jiuxianqiao in Chaoyang, as well as Sijiqing in Haidian, have been very hot. It was unexpected that the auction of the Tuqiao plot in Tongzhou today was also extremely fierce.

The whole auction lasted for more than 1 hour. After 187 rounds of bidding, the initial starting price of 684 million yuan was finally raised to 870 million yuan, and the transaction floor price reached about 27,000 yuan per square meter, exceeding the transaction floor price of 25,000 yuan per square meter in the land auction of Huaxi Yunjin in November 2024.

The highest premium rate of Beijing's land auctions earlier this year was 25.84% for the Jiuxianqiao plot in Chaoyang District, and today the premium rate of the Tuqiao plot reached 27.19%, refreshing the highest premium rate record since the beginning of this year.

The previous new residential price of Huaxi Yunjin was about 52,000 yuan per square meter, and you can estimate the future selling price of commercial housing on this new plot accordingly.
