The scale of the property management market in China has exceeded one trillion yuan, but the penetration rate of intelligent transformation is less than 5%. At the same time, it significantly reduces the frequency of invalid alarms and solves the long-standing problem of high false alarm rates in the security industry.

Compared with traditional solutions, the core advantages of retrofit with existing equipment are reflected in three aspects. The deployment cost is significantly reduced - the investment per project is reduced from 300,000 to 400,000 yuan to about 50,000 yuan, only one-sixth to one-fifth of the traditional solution. The deployment cycle is significantly shortened - there is no need to suspend operations for construction, and the system can be set up and equipment can be debugged within one day and delivered for use on the same day. The edge computing architecture supports local deployment, meeting the compliance requirements of government and state-owned enterprise projects for data not leaving the domain.

At the application level, the HeGuang AI platform has built a comprehensive dispatching and command system based on a 3D digital twin map, integrating the data of all IoT devices in the area into one interface to achieve second-level early warning of abnormal events and automatic work order distribution. Pilot data shows that the missed inspection rate of security patrols has been reduced from the original 30% to below 5%, and the abnormal response time has been compressed from hours to minutes. Business Model and Development Plan

For medium and large property management companies with budgets, they can purchase the hardware and software licenses for one-time deployment. The on-site services of survey, debugging, and operation and maintenance are billed separately for each project. The team has currently completed the product R & D and delivery, and has piloted the project in several property management projects in Qiaokou District, Wuhan, and has been reported by the official media in Qiaokou as a typical case of regional intelligent security. Both the technology verification and the business model have been proven, and some pilot customers have expressed their intention to cooperate on the second-phase expansion. The core members of the team come from AI laboratories and the property management industry, covering directions such as AI algorithms, system architecture, and hardware engineering.

The next step is to first complete the benchmark implementation in 500 communities in the central China region to verify the replicability of the business model. In the second year, the large-scale coverage will be expanded to 1,500 communities. In the third year, preparations for listing on the capital market will be launched. The target of this round of financing is 5 million to 10 million yuan, which will be mainly used for project expansion, team expansion, product iteration, and market promotion. The long-term goal is to build a standardized community AI butler platform.

The person in charge of the piloted project that has been implemented reported that they originally prepared a budget of hundreds of thousands of yuan to replace equipment, but finally completed the upgrade with only one-fifth of the cost. The system has fewer missed inspections, lower false alarms, and a much faster response speed than manual monitoring. Founder Zhu Xu said that the popularization of AI is not just a slogan. It is necessary to truly root in local needs, lower the threshold of high-end AI technology, and enable ordinary small and medium-sized communities to afford and use good intelligent security solutions.
