National Bureau of Statistics: New commodity housing prices in first-tier cities rose by 0.1% month-on-month in August.
On September 15, data from the National Bureau of Statistics showed that in August 2026, among 70 large and medium-sized cities, the sales prices of commercial residential buildings in first-tier cities rose month-on-month, the month-on-month decline in second- and third-tier cities narrowed in general, and the year-on-year decline in first-, second- and third-tier cities continued to narrow.
Yang Caifang, Senior Statistician of the Urban Department of the National Bureau of Statistics, interpreted the statistical data on changes in the sales prices of commercial residential buildings in August 2026, stating that the sales prices of commercial residential buildings in first-tier cities rose month-on-month, and the month-on-month decline in second- and third-tier cities narrowed in general.
In August, the month-on-month sales price of new commercial residential buildings in first-tier cities turned to an increase of 0.1% from the flat level of the previous month. Among them, Shanghai, Guangzhou and Shenzhen rose by 0.4%, 0.1% and 0.2% respectively, while Beijing fell by 0.2%. The sales price of new commercial residential buildings in second-tier cities decreased by 0.1% month-on-month, with the decline remaining the same as the previous month. The sales price of new commercial residential buildings in third-tier cities decreased by 0.2% month-on-month, with the decline narrowing by 0.1 percentage point compared with the previous month. Among the 70 large and medium-sized cities, there were 21 cities where the month-on-month sales price of new commercial residential buildings rose or stayed flat, 2 less than the previous month.
In August, the sales price of second-hand residential buildings in first-tier cities rose by 0.1% month-on-month, and the growth rate dropped by 0.1 percentage point compared with the previous month. Among them, Shanghai and Shenzhen rose by 0.3% and 0.1% respectively, Guangzhou stayed flat, and Beijing fell by 0.1%. The sales price of second-hand residential buildings in second-tier cities decreased by 0.3% month-on-month, with the decline remaining the same as the previous month. The sales price of second-hand residential buildings in third-tier cities decreased by 0.3% month-on-month, with the decline narrowing by 0.1 percentage point compared with the previous month. Among the 70 large and medium-sized cities, there were 8 cities where the month-on-month sales price of second-hand residential buildings rose or stayed flat, the same as the previous month.
In addition, the year-on-year decline in the sales prices of commercial residential buildings in first-, second- and third-tier cities continued to narrow.
In August, the sales price of new commercial residential buildings in first-tier cities decreased by 0.9% year-on-year, with the decline narrowing by 0.2 percentage points compared with the previous month. Among them, Beijing, Guangzhou and Shenzhen decreased by 2.3%, 1.9% and 2.3% respectively, while Shanghai rose by 3.0%. The sales prices of new commercial residential buildings in second-tier and third-tier cities decreased by 2.7% and 4.1% year-on-year respectively, and both declines narrowed by 0.1 percentage point.
